Role description:

  • Finding tenants for our portfolio in Prague, with main focus on industrial portfolio (CTPark Prague West, CTPark Prague North, CTPark Žatec, CTPark Chomutov and CTPark Česká Lípa). This includes cold calls, mails, meetings, presentations and negotiations.
  • Identification of suitable acquisition targets
  • Building and maintaining a network of contacts – cooperation with real estate agents, consultants, representatives of state authorities and clients.
  • Negotiating terms with existing and potential clients and coordinating internal resources to close deals.
  • After sales and follow-up care – staying in touch with our existing clients and ensuring they are satisfied
  • Meeting with clients and project managers

Who we are looking for:

  • University degree
  • 5+ years of professional experience in construction sector

Responsibilities/Feladatok

  • Prepare documentation for tendering and run the tenders according to the procurement schedule
  • Analyse quotations
  • Prepare statistics and price comparisons
  • Coordinate the needs of departments, coordinating deadlines
  • Plan the schedule of current procurements, select products and services that meet the requirements
  • Prepare proposals for value engineering and participate in value engineering workshops
  • Co-operation with internal clients, project teams and controlling
  • Represent customer’s needs
  • Preparation of calculations for offers prepared by Business Development
  • Constantly keeping up-to-date the offers, tenant requests and cost of above standard tenant improvements
  • Handle procurement files on server, e-sourcing tool and hard copies
  • Prepare and maintain purchase orders and contracts accordingly in Axapta system
  • Controlling of procurement and business development project documentation in all required steps with all essentials
  • Review change orders and its impact on the construction budget
  • Ensure project runs according to schedule and according to budget, managing progress of work and finding solutions for problems that may cause delaysConduct meetings with clients, collect all needed project documentation/info and prepare meeting records
  • Internal communication and close cooperation with Head of Construction, Procurement and Business Development department
  • Recommending new innovations in CTP processes
  • Ad-hoc tasks as appointed from time to time

  • Close co-operation with country teams including project managers & designers
  • Weekly production of budgets using group templates ensuring scope of works are checked & unit prices are applied based on up-to-date tenders
  • Estimating BI/CIs (Building Improvement/ Client Improvements) as part of the construction budget with respect to both costs and revenues ensuring group KPI’s are always met
  • Monthly production CVRs (Cost Value Reconciliation) to ensure budget is on target to complete based on signed KPIs
  • Produce and keep up-to-date project planning overview construction process management
  • Risk mitigation to ensure essentially projects are delivered on time & within budget
  • Responsible for opening, up-dating, monitoring, and closing of construction budgets in ERP system
  • Provide critical assessment of all construction budgets and returns
  • Supporting the operational activities that will be required to achieve the transition from the current commercial systems to the new commercial system
  • Variation control of all open budgets and mitigation of costs with project revisions where suitable
